Pre-sale valuations:
Anyone thinking of selling should seriously consider a pre-sale valuation. Agents can offer free market estimations, market appraisals or opinions, but most agents are predominately marketers, experts in advertising, marketing and negotiating the best price for your property. Before you get an agent in to assess your property, think about an independent pre-sale valuation. A pre-sale valuation gives you a figure, a starting point you can compare with prospective listing agents' appraisals and opinions, or just assess the current equity you have in your home or unit. Remember, agents are not valuers and are not qualified to value, an agents appraisal, estimation or opinion is not a valuation.
Pre-purchase valuations:
If you’ve finally found the property, house or unit you are really interested in, its in your best interest to get a pre-purchase valuation. Most people may get a pest inspection or building inspection before purchase, which is fine, and well recommended, but the most important thing is the price, then the property's state of repair, or what you may have to spend to get the property up to scratch. Properties with glowing pest and building inspections and reports are more often than not at the peak, or well over market value as you might expect. This is especially important when entering a private sale negotiation. For piece of mind, why pay over current market value? A pre-purchase valuation is a negotiation tool.
