If you are financing any level of the purchase, your financial institution will perform an assessment/compliance report to cover their lending criteria, however, these reports are often not released to the Borrower or Purchaser and anyway offer little to no indication of value to any other party apart from the financial institution.
It should be noted government grants are constantly changing and worked into profit and loss (P & L) statements along centre depreciation benefits, all which may look attractive and boost financials at a glance, but can swing dramatically with changes to occupancy rates, changes to government rebates and the end of depreciation works.
Other areas of concerns are supply and demand issues with a flood of new centres being rushed into the market taking advantage of current legislation and attractive yields being chased by investors, syndications, foreign buyers etc all who have left the residential sector at this stage of the market cycle.
